Christchurch home values are mostly flat but prices and values are rising in the inner suburbs and central city.
The median (mid-point) house price in the city is $459,000, according to the Real Estate Institute (REINZ), down from a high of $465,500 in November.
Institute director Jim Davis said the city's housing market was poised "on something of a knife edge". This was partly due to banks tightening lending criteria, especially for investors, he said.
"The Christchurch market has the potential to soften as there is more stock than buyers."
